Sometimes you’ll put a mailer out and you’ll get so many responses back that you can pick and choose which ones you want to work. When that happens it makes things really easy and it kinda spoils you for the deals that may need you to do some work. I’m talking about the ones that need quiet titles, they need probate, there’s no will, etc. etc. Those are the deals we’re talking about today. The ones that need you to put in the extra step or come up with a solution to a problem or think outside the box. Those deals are the ones that may take a little longer to get done but in the end you could stand to make a killer return on them.

You ever get a seller that tells you their land is worth $100,000 and then you look at comps and see that everything “like-kind” is selling for $10,000? How about a Wholesaler that tells you they’re giving you a steal of a deal and that you’ll double your money on cash, triple it on terms! Then you look at the comps and their “wholesale” price is actually already at market. Atleast it comes with pictures and Due Diligence right? Those are the kind of things we’re talking about today. You see it all the time, you might even be guilty of it. Sometimes we even lie to ourselves about what we’ve got but that ends today! Data can be your best friend in the business because it’s centered around facts and listening to the facts will save you a ton of heartache down the road. I promise! It’s no secret that partnerships can be both good and bad. You’ll have some to help out with the workload, you’ll have someone to work through ideas with, someone to share the cost with, etc.. etc.. Lately we’ve even spoken with a few people that took on partners expecting to 10x their business and in reality nothing happened except the fact that they now have to split there pay. Effectively cutting their own pay in half which nobody would be happy about. So today’s show is about how to work with a partner, if it’s a good idea for you and ways to make it work. Such a simple concept right? Yet, it often gets over looked and it can seriously save your business a ton of headaches. Contracts, emails, photos, videos, etc.. Create your folders, get an external hard drive, do whatever you need to do but save yourself some headaches and get used to saving. We learned this early in our careers and it’s saved our butt’s more than once. You need that photo from that one desert property you bought years ago? Boom. There it is, stored neatly away. You have a problem with a client over what was said? Boom. You can put an end to that right now by pulling up the email. This is business and you need to be able to locate and recall things at any given moment so as the saying goes, “save early, save often”.

Cash Flow on land is one of the greatest things about this niche. The down payment can cover your entire purchase price. There’s no clogged toilets, no broken a/c, no leaky roofs. It’s just pure, straight cash flow. It get’s even better though because you can automate the payments making it even easier. All you’ve gotta do is sit back and monitor your portfolio. The problem, if you want to call it that, is that some buyers don’t want to do automatic payments, they’re old school and they want to send you a check every month. Do you let them?
