We had an amazing weekend networking with other investors, going over Project 1 and learning how to increase your Direct Mail responses with Deb from Rocket Print and Mail. We also had some great presentations from Liz Jones our Oklahoma Realtor and then Beth “the sales ninja” Pianori told us all about the ups and downs of her first year in business and the lessons learned. Being an entrepreneur is hard work. There’s a million different things that need to get done and if you’re a new business you may be the only one around to do these things. You wear the hat of the Bookkeeper, the Secretary, the Acquisitions Manager, the Sales Manager, the whatever the heck you need to be do get the job done person. As your business grows you may be able to farm that stuff out but that doesn’t mean that the work slows down. Now you have different things to keep you busy and at some point you’re going to get tired. You’re going to ask yourself if it’s worth it or if you have it in you to keep going. We’re hear to today to tell you that these thoughts are normal and that every business owner has had them. The one thing that is definitely not okay is quitting. You have a dream, a goal, a desire for a better life and those things will not happen if you stop working. Nobody will fill in the gaps for you if you give up. The business essentially dies at that point and you didn’t come this far to only come this far. So if this is something you’re dealing with, take second and breathe then put your head back down and get after it!

One of the great things about how we buy land is that our sellers know exactly what we’re willing to pay when they get our mailer. Without fail though, people are going to call you and want to negotiate on the price you’re offering. It’s only human nature so I don’t blame them. The thing about our business is that we’ve already done the hard work up front and have made offers on what we believe is our final price so do we even have room to negotiate? Or even better, do we want to negotiate? The whole point of blind offers is to cut that part of the business out right? Clearly this is up to you because you can always send more mail and people will accept your offers but maybe we’re missing some great deals because we’re not having the conversations.
