One of the great things about how we buy land is that our sellers know exactly what we’re willing to pay when they get our mailer. Without fail though, people are going to call you and want to negotiate on the price you’re offering. It’s only human nature so I don’t blame them. The thing about our business is that we’ve already done the hard work up front and have made offers on what we believe is our final price so do we even have room to negotiate? Or even better, do we want to negotiate? The whole point of blind offers is to cut that part of the business out right? Clearly this is up to you because you can always send more mail and people will accept your offers but maybe we’re missing some great deals because we’re not having the conversations. Sometimes you’ll put a mailer out and you’ll get so many responses back that you can pick and choose which ones you want to work. When that happens it makes things really easy and it kinda spoils you for the deals that may need you to do some work. I’m talking about the ones that need quiet titles, they need probate, there’s no will, etc. etc. Those are the deals we’re talking about today. The ones that need you to put in the extra step or come up with a solution to a problem or think outside the box. Those deals are the ones that may take a little longer to get done but in the end you could stand to make a killer return on them.

You ever get a seller that tells you their land is worth $100,000 and then you look at comps and see that everything “like-kind” is selling for $10,000? Then you look at the comps and their “wholesale” price is actually already at market. Atleast it comes with pictures and Due Diligence right? Those are the kind of things we’re talking about today. You see it all the time, you might even be guilty of it. Sometimes we even lie to ourselves about what we’ve got but that ends today! Data can be your best friend in the business because it’s centered around facts and listening to the facts will save you a ton of heartache down the road. I promise! You can trust us on this because the data will tell you that we know what we’re talking about!

It’s no secret that partnerships can be both good and bad. You’ll have some to help out with the workload, you’ll have someone to work through ideas with, someone to share the cost with, etc.. etc.. Those can also turn into the bad things though. One partner starts feeling like they’re doing all of the work, you both have different visions of the future, one person is bad with money, etc.. etc.. Lately we’ve even spoken with a few people that took on partners expecting to 10x their business and in reality nothing happened except the fact that they now have to split there pay. Effectively cutting their own pay in half which nobody would be happy about. So today’s show is about how to work with a partner, if it’s a good idea for you and ways to make it work.
